Why shouldn't I just hire a local interior designer? +
Because most interior designers have never run an Airbnb. We don't design for magazine covers. We design for guests. Every recommendation is filtered through: Will guests care? Will it improve the experience? Will it help the property compete? Pretty matters. Performance matters more.
How much should I expect to invest in furniture? +
Most owners underestimate this. A well-designed property is an investment, not an expense. We'll help you determine the right budget based on your market, property size, and revenue goals — so you're not overspending on things guests don't care about, or underspending on things they do.
What states do you work in? +
Our virtual design service works anywhere in the United States. If Amazon delivers there, we can design there. For full-service installs, we'll either travel to the property ourselves or coordinate a local install team. We've built systems that allow us to execute projects whether your property is in Austin, Phoenix, Nashville, or the middle of nowhere.
How long does the design process take? +
Depends on how fast you want to move. Most virtual design projects are completed in 1–2 weeks. Full-service installations typically take 4–8 weeks from design approval to guest-ready.
What's included in virtual design? +
Everything you need to execute the design yourself: design concept and mood board, room-by-room layout plans, furniture and decor shopping list with direct links, STR market and competitor analysis, styling recommendations, guest experience recommendations, and post-delivery support. Think of it as the blueprint. You handle the purchasing and installation. We handle the strategy. We do offer purchasing for an additional fee if you don't want to add to cart yourself (it's more tedious than you think).
How do I know if my property is a good fit? +
Book a call. We'll tell you. Seriously. If we don't think design will move the needle, we'll tell you that too. Not every property needs a $10,000+ transformation. Sometimes a few strategic changes can get 80% of the result.
Do I need to be local for the design service? +
Nope. Most of our design clients never meet us in person. We've designed properties across the country using photos, measurements, videos, floor plans, and virtual walkthroughs. As long as we can see the property, we can design it.
Do you offer install or turnkey setups? +
Yes. This is actually what most clients hire us for. We can handle: design, procurement, package receiving, furniture assembly, styling, mounting, trash removal, final cleaning, and photography. In other words: you hand us the keys. We hand you back a guest-ready property.
How do you pay for the service? All upfront? +
No. Most projects are split into phases. Typically: 50% to begin design and planning, 50% before installation begins. For larger projects, custom payment schedules may be available. The goal is simple: align payment with project milestones.
Do you have any sort of guarantee of performance? +
No legitimate designer can guarantee revenue. Anyone who does is selling fantasy. What we do guarantee is that every recommendation is based on real-world short-term rental experience — not Pinterest trends. The market determines performance. Our job is to put you in the best possible position to win.
What's the difference between property management versus arbitrage? +
Property management means you own the property and we manage the listing, guests, cleaners, maintenance, and operations on your behalf. Airbnb arbitrage means we become the tenant — we sign a lease, pay rent, furnish the property, operate it, and assume the operational risk. We'll help you determine which option fits your goals.
