How we manage your property

Step 1: Property Analysis

  • We invite you to apply

    Either you’ve applied for us to manage your property or we reached out to you directly. We hand-select every property based on their potential.

  • We crunch the numbers

    Our proprietary calculators determine the ideal monthly rent and daily night rate.

  • We create a corporate lease

    We’ll send over a corporate lease agreement. We’ll discuss if we have a 1-3 year lease, what types of stays are included, etc.

    We work around your needs.

Step 2: Property Setup

  • We clean & upgrade*

    We’ll do a deep clean of the property with our professional cleaning crew. And depending on the lease, we will provide some upgrades to the property at no cost to you.*

  • We furnish the unit

    We stand out on short-term marketplaces like Airbnb through our design. We prioritize experience above all else which gets us higher occupancy rates & nightly rates.

  • We market for luxury clientele

    We pay professional photographers to make your home look top-tier. We use AI software to help market our listings better than the competition who don’t leverage tech.

Step 3: Guest & Booking Management

  • We handle contractors

    We hire & manage a team of vetted cleaners and handymen to work on the property.

  • We screen & onboard guests

    We screen our guests to ensure minimal property damage. We add smart locks to your home to keep guests feel safe. We handle all communication before and during their stay.

  • We handle guest issues

    We’ll handle small issues as they arise. We try to keep this as hands-off for you as possible.

Step 4: You Get Paid

  • Option 1: Monthly Rent

    We will pay you a fixed monthly rent amount that we agree upon. This is a consistent paycheck for you. We handle most of the work on the property. We recommend this option if you want to be more hands-off.

  • Option 2: Split the Revenue

    You will get paid a fixed percentage, usually 70-90% of monthly revenue. We keep 10-30% as our fee for managing the property. This option is not as hands-off.
